Casa La Dogana is not a typical holiday rental. It is our family dream home — a centuries-old farmhouse set in the unspoiled hills of Umbria — which we open exclusively for a select number of guests each year.
By choosing not to list the house on platforms such as Airbnb or Booking, we preserve what makes it truly unique: an intimate, exclusive retreat with the privacy, calm and personal atmosphere that only a private home can offer.
Set within its own gently sloping grounds, the house lies on the historic border between Tuscany and Umbria, in the upper Tiber Valley below the Apennine mountains.
The garden flows seamlessly into the surrounding countryside. The house is completely private, yet never isolated — offering a rare balance of seclusion and connection to the region.
Guests often describe an immediate sense of peace upon arrival — a place to slow down, reconnect as a family and enjoy precious time together.

Children can explore freely and safely — playing in the enclosed gardens, discovering wildlife and spending long carefree days by the pool — while adults can unwind with a book, enjoy long outdoor meals under the pergola, or simply take in the views across the Umbrian hills.
Steps lead past rose-covered pergolas, shaded terraces and flowering gardens to the 10 x 5 metre swimming pool, perfectly positioned in the sun.
The south-facing grounds offer uninterrupted views over a patchwork of fields and woodland, stretching towards the historic hilltop village of Monte Santa Maria Tiberina.
Wildlife is part of daily life here — deer, porcupines, birds and more — while in early summer the landscape fills with roses, lavender, rosemary and wild orchids.
Despite its peaceful setting, Casa La Dogana is ideally located to explore the region, with villages, markets, restaurants and cultural experiences all within easy reach.

Multi-week bookings are processed as one reservation with a single deposit and breakage deposit.
The house sleeps 12, with 6 bedrooms and 5 bathrooms. Rentals are on a weekly basis, from Saturday to Saturday, with a minimum stay of one week. We do not rent rooms and we do not rent the house by the day. The weekly rate is €5.000.
To reserve, we require a deposit of 50% of the total rent plus a €500 breakage deposit (security), payable immediately after booking confirmation. The remaining balance must be paid at least 30 days before arrival. Payments can be made via iDEAL, credit card, Bancontact, or bank transfer. The breakage deposit is refunded within 7 days after check-out, provided no damages are found. Please note: your booking is only definitive once the deposit and breakage deposit have been received.

Cancellation Policy
More than 90 days before arrival: deposit refunded, minus a €150 handling fee. Between 60 and 90 days before arrival: 50% of the deposit refunded. Less than 60 days before arrival: deposit is not refunded.
