Our centuries-old farmhouse villa is a one-time Customs post and our home for part of the year. It sits secluded in its own gently-sloping grounds astride the old border between the Grand Duchy of Tuscany and the once-independent state

of Monte Santa Maria Tiberina, in the upper Tiber Valley below the Apennine mountains.

The garden merges seamlessly into the surrounding countryside. The house is completely private but by no means isolated,

and many guests have commented on its aura of peace and tranquillity.

The perfect place to wind down, celebrate or feast on culture and nature in a beautiful part of the world.

Wild flowers abound: roses, lavender, honeysuckle, rosemary and many varieties of orchid in early summer.

Birds galore, lizards, hares, black squirrels, hedgehogs, porcupines and deer share the property,

with wild boar regularly putting in an appearance.

Steps lead past rose-clad pergolas, shade-giving trees and flower beds to the 10x5m “no goggles needed” swimming pool.

The grounds are south-facing and get the sun all day and there are exceptional views over the barn up across a patchwork

of fields and woods to the spectacular and historic hilltop village of Monte Santa Maria Tiberina.

RENTING

The house sleeps 12, with 6 bedrooms and 5 bathrooms. Rentals are on a weekly basis, from Saturday to Saturday, with a minimum stay

of one week. We do not rent rooms and we do not rent the house by the day. The weekly rate is £4600.

To reserve, we require a deposit of 50% of the total rent and the balance is payable by bank transfer 60 days before arrival. We also require a £400 breakages deposit, refundable within a week after your stay. Please be aware the property has a swimming pool and steep interior stairways that may not be suitable for elderly people, people with physical restrictions or young children.

And, sorry, we do not accept pets.
