Terms & Conditions

Please read carefully before booking

Rental Terms

The house sleeps 12, with 6 bedrooms and 5 bathrooms. Rentals are on a weekly basis, from Saturday to Saturday, with a minimum stay of one week. We do not rent rooms and we do not rent the house by the day. The weekly rate is €5,000.

To reserve, we require a deposit of 50% of the total rent plus a €500 breakage deposit (security), payable immediately after booking confirmation. The remaining balance must be paid at least 30 days before arrival. Payments can be made via iDEAL, credit card, Bancontact, or bank transfer. Please note: your booking is only definitive once the deposit and breakage deposit have been received.

The breakage deposit is refunded within 7 days after check-out, provided no damages are found.

Cancellation Policy

More than 90 days before arrival: deposit refunded, minus a €150 handling fee.

Between 60 and 90 days before arrival: 50% of the deposit refunded.

Less than 60 days before arrival: deposit is not refunded.

House Rules

By booking Casa La Dogana, you agree to the following house rules. These are in place to ensure a pleasant stay for all guests and to protect the property.

General

  • Check-in is from 16:00, check-out by 10:00.
  • Please treat the property and its furnishings with care.
  • Smoking is not permitted inside the house. Ashtrays are provided on the terraces.
  • Maximum occupancy is 12 guests. Additional visitors are not allowed to stay overnight without prior arrangement.

Noise & Neighbours

  • Please respect quiet hours between 23:00 and 08:00.
  • Music should be kept at a reasonable volume, especially in the evening.
  • The villa is in a rural area — please be considerate of the peaceful environment.

Pool & Hot Tub

  • Children must always be supervised near the pool.
  • No glass items in the pool area — please use plastic cups.
  • Shower before entering the pool.
  • The hot tub must be covered after use.

Kitchen & BBQ

  • Please clean the kitchen after use and load the dishwasher.
  • The bread oven and BBQ should be cleaned after each use.
  • Do not leave food out overnight — this attracts insects.

Garden & Grounds

  • The gate should remain closed at all times.
  • Please keep the garden tidy and dispose of waste in the designated bins.
  • The treehouse and playground are for children. Adults should supervise at all times.
  • Do not pick fruit from the orchard without permission.

Waste & Recycling

  • Italy has strict recycling rules. Please separate: paper, plastic/metal, glass, organic, and general waste.
  • Recycling bins are located near the parking area.

Departure

  • Please leave the villa in a tidy condition.
  • Strip the beds and leave used towels in the bathrooms.
  • Ensure all windows and doors are closed and locked.
  • Return the keys to the key box at the entrance.

Pets

Sorry, we do not allow pets.

Liability

The owners of Casa La Dogana accept no liability for personal injury, loss, or damage to personal property during your stay. Guests use all facilities, including the pool, hot tub, and playground, at their own risk. Travel insurance is strongly recommended.

Governing Law

These terms and conditions are governed by Italian law. Any disputes will be subject to the jurisdiction of the competent court in Perugia, Italy.
