Step inside and you will feel it immediately — the cool embrace of thick stone walls, the soft light filtering through traditional wooden shutters. Casa La Dogana has been lovingly restored to offer modern comfort while preserving the character and soul of a centuries-old Umbrian farmhouse.
Every detail has been considered to make your stay effortless and exclusive. From luxury toiletries and plush swimming towels to a fully equipped kitchen and high-speed Wi-Fi — everything you need is already here. The restoration retains many original features, including the outside bread oven, blending authentic Umbrian heritage with refined comfort.
With six bedrooms, spacious living areas, a private pool and two acres of gardens, the villa is perfectly suited for families with children of all ages, multi-generational gatherings or groups of friends. There are endless places to eat together — indoors and out — and quiet corners to enjoy a moment of solitude. Our crystal clear eco-friendly swimming pool (12 × 6 m) uses a salt-based filter — no eye goggles needed! With broad, shallow, non-slip steps for easy entry by toddlers and seniors, the pool area is equipped with teak furniture, large parasols and a creeper-covered pergola. A refrigerator keeps your drinks cool. It is the perfect place for relaxing with friends and family.

Little adventurers will love our dedicated play area set among the trees. With a wooden treehouse for imaginative play and a sturdy climbing frame for active fun, children can explore and enjoy the outdoors safely while parents relax nearby with a glass of wine.
Bocce Court
Challenge your family and friends to a game of bocce on our private court, nestled alongside the villa with views over the Umbrian countryside. This classic Italian garden game is the perfect way to enjoy a leisurely afternoon — with a glass of wine in hand, of course. Bocce balls and a score rack are provided.
- Each team gets 4 balls (2 players per team, or 1 vs 1 with 4 balls each).
- Toss the small target ball (pallino) down the court to start.
- Teams take turns rolling their balls as close to the pallino as possible.
- The team furthest from the pallino always throws next.
- When all balls are thrown, the closest team to the pallino scores — one point per ball closer than the opponent's best.
- First team to reach 12 points wins!
The View Bench
Perched at the edge of the garden, our panoramic view bench offers a breathtaking vista across the rolling Umbrian hills. Watch the medieval hilltop villages emerge from the morning mist, enjoy a glass of wine at sunset, or simply sit and take in the timeless landscape. Many guests say this is their favourite spot at the villa.
Bread Oven
Our traditional wood-fired bread oven is built into the old stone wall of the villa. Bake your own rustic Umbrian bread, crispy focaccia, or a perfect pizza using local ingredients from the nearby markets. The oven heats up beautifully and adds an authentic touch to your Italian cooking experience.
